Our project managers work for the owner. We keep scope, cost and time in balance, hold the design team and contractors to their commitments, and give you straight answers about where things stand.

What owner-side project management means

A building project brings together a lot of people, each with their own contract and their own priorities. The architect is focused on the design, the contractor on the build, the trades on their scope. Someone needs to look after the whole thing on the owner's behalf. That's the role we play.

We set the project up properly at the start: a realistic schedule, a budget with sensible contingency and a clear process for decisions and changes. Then we run it, meeting by meeting, until the building is handed over and the last invoice is paid.

When it makes sense to hire a project manager

If you build all the time, you may have this skill in house. Most of our clients don't. They're running a dental practice, a business or a portfolio of properties, and they need someone who speaks construction to protect their time and their money.

It's especially useful when a project has a lot of moving parts. Hurontario Medical Centre in Mississauga brought six family physician clinics, a specialist treatment room, a five-room dental clinic and a pharmacy under one roof. Projects like that live or die on coordination.

Reporting you can actually use

We keep our reports short. You'll get a clear summary of progress, cost to date against budget, upcoming decisions and the risks we can see coming. If a number moves, we explain why. If something needs your decision, we tell you by when, and what happens if it waits.

Is project management the same as construction management?

They overlap, but the focus is different. Construction management is about running the build on site. Project management covers the whole project from the owner's side, including the design phase, consultants, approvals and the overall budget. Some clients hire us for one, some for both.

Can you take over a project that's already started?

Yes. We'll start by reviewing the contracts, the schedule and the costs to date, then tell you honestly where things stand and what we'd change.

Do you work on projects with CMHC or lender financing?

Our portfolio includes 85 Taylor Avenue in Chatham, a 68-unit rental building under the CMHC MLI program. Financing like that comes with its own milestones and paperwork, and we plan the schedule and reporting around them.

Share where you are in the process. We'll bring the right people to the conversation and help you understand the next move.
