The last few percent of a project decide how people remember it. We keep owners informed throughout the build, then close the job out properly, with deficiencies fixed and every document you'll need handed over in one place.
Reports worth reading
Our reports are written for owners, not engineers. They cover what happened since the last report, what's coming next, where the budget stands and anything that needs your decision. Photos show the progress. If there's bad news, it's near the top, not buried on page nine.
Closeout is a phase, not an afterthought
Plenty of projects lose momentum at the end. The trades want to move on, the paperwork piles up and small deficiencies linger for months. We plan closeout from the start: deficiency walks with the design team, a tracked list until every item is signed off, and commissioning so the building systems work the way they were designed to.
Everything in one place
At handover you receive the warranties, operation and maintenance manuals, as-built drawings, inspection certificates and contact details for every trade. We walk you and your staff through the building, show you how the systems work and make sure you know who to call. For a dental office or medical centre, that walkthrough can take a lot of stress out of the first day with patients.
What is a deficiency list?
It's a list of items that are unfinished or not up to standard at the end of a project, like a scratched door, a missing cover plate or a fixture that needs adjusting. We build it with you and the design team and track every item until it's fixed.
What does substantial completion mean in Ontario?
Under Ontario's Construction Act, a contract is substantially performed when the building can be used for its intended purpose and the remaining work is small compared to the contract price. It matters because it starts the clock on releasing holdback to the contractor and trades.
What if something goes wrong after we move in?
Call us. Our responsibility doesn't end at substantial completion. During the warranty period we coordinate the trades to come back and fix anything that's covered, and we'll help you sort out anything that isn't.
